Shopping for a mortgage in Canada is changing. More lenders are competing for business and new mortgage products are being introduced everyday. So what does a smart consumer do?

Banks are realizing that it is not cost effective to have mortgage personnel sitting in-house waiting for mortgages to come to them. Discounted rates beyond a ¼ point, are available almost exclusively through the brokerage channels. Through the brokerage system, discounts of 1.25% below posted rates are common, and occasionally discounts of up to 2% become available when a lender has a large amount of maturing mortgages and wishes to quickly increase their funds in circulation.
In the last several years brokers have evolved from being a lender of last resort – to now handling mortgage applications for all types of clients - those with “A” credit to those consumers who have a less-than-perfect credit history. In provinces like B.C., Alberta, Ontario and Quebec, 45% of all mortgages are arranged through brokers.
