Energy-Efficient Mortgage Rebates in Manitoba: Save Up to 25% on Your Insurance Premium

Looking to buy a greener home or make your current one more energy efficient? You could qualify for a partial refund on your mortgage insurance premium — up to 25% back! Whether you're buying, building, or renovating, these three major energy-efficiency programs can help you save.

1. CMHC Eco Plus Program

What It Offers:
Get up to 25% of your CMHC insurance premium refunded when you purchase or build an energy-efficient home.

Eligibility Requirements:

  • Mortgage must be insured through CMHC.
  • The home must meet one of the following:
    • EnerGuide rating of 82+ (pre-2015 scale)
    • EnerGuide rating of 70+ (new scale, varies by province)
    • Certified under Energy Star®, LEED Canada, or Built Green™
  • Applies to new builds, energy-efficient renovations, or existing certified homes.

2. Sagen Energy Efficient Housing Program

What It Offers:
Receive up to 25% of your Sagen mortgage insurance premium refunded when you buy or upgrade a home to meet energy efficiency standards.

Eligibility Requirements:

  • Available for both new purchases and Purchase Plus Improvements mortgages.
  • Home must meet at least one of the following:
    • EnerGuide rating of 82+
    • Energy Star®, R-2000, or LEED certification
  • Renovations must improve energy efficiency by at least 10%.
  • Documentation must be submitted within 24 months of the mortgage closing date.

3. Canada Guaranty Energy-Efficient Advantage Program

What It Offers:
Get back up to 25% of your insurance premium when buying or renovating for improved energy efficiency.

Eligibility Requirements:

  • Applies to both new and existing homes, including those being renovated.
  • Home must:
    • Achieve an EnerGuide rating of 82+
    • Be built to or upgraded to meet a recognized energy-efficient building standard
    • Show a minimum 10% reduction in energy use
  • You must submit an energy assessment and documentation within 2 years of funding.

What You’ll Need:

To take advantage of any of these programs, you’ll typically need:

  • A certified EnerGuide report or energy efficiency certification
  • A post-renovation energy evaluation (if you’re upgrading)
  • A completed application form (available from your broker or insurer)
